Calculate your rebate on new construction homes under the 2026 expanded program, FTHB rebate, or standard CRA rules.
Important: This calculator applies to newly constructed or substantially renovated homes in Ontario only. Resale homes are not subject to HST. The 2026 Expanded Rebate is subject to passage of federal legislation under the Excise Tax Act. Results are estimates — not professional tax advice.
What price do you have? ?Builders typically quote a "Stated Price Net of Rebates" (SPNR): Base Price + 13% HST − Standard Rebates. Select "Builder's Listed Price" if that's what you have. Select "Base Price" only if you know the pre-tax price.
Builder's Listed Price (SPNR)?SPNR = Stated Price Net of Rebates. This is the number your builder gives you. It already has the standard $24,000 provincial rebate (and federal rebate if applicable) deducted from the HST-included price. We reverse-calculate using CRA formula GI-085.
